Quarter F

ARCHITECTURE

The atmospheric development area of Quarter F comprises 18 three-story apartment buildings with 7 flats in each building.
The quarter features three types of houses: new, reconstructed and prototype buildings. The principle that the architects of the Apex Arhitektuuribüroo firm followed was to make sure which building is of which type. The prototype buildings with their light monochrome color solution contrast the reconstructed historical buildings. The color scheme of the reconstructed buildings follows the general principle of the areas of cultural value and the period. This way, it will be universally clear from the perspective of the urban space which buildings in this area are historical and which are newly erected.
The driveway in the atmospheric area will be restored in its original cobblestone version, and the pedestrian walkways from the street into the courtyard are also to be cobbled. This solution is to remind of the quarter’s historical heritage and provide a festive entrance to the courtyard. The yard areas are bordered with wooden picket fences, and the principal concept of the yard design is based on the idea of “reaching the sea,” so the central axis of the yards is “aiming for the sea.” This “aim” is where the common space for the quarter residents is going to be: playgrounds, benches, bicycle parking lots and green areas.

The beach area located within 50 to 300 meters from the buildings is to have a beach promenade with numerous recreation, play, and sporting areas.

UTILITY SYSTEMS

The “new buildings” in Quarter F, are of energy class B while the reconstructed buildings and “prototype buildings” are of energy class C.

HEATING
The heating solution involves a system of floor water heating on the basis of district heating. First and second floor apartments in reconstructed buildings have radiator heating system. Wet rooms have additional electric floor heating for comfort.

VENTILATION
The design of the flats features individual heat recovery ventilation systems. Ventilation units in the flats are wall-mounted and installed in the entrance hall, toilet or walk-in wardrobe.

WATER SUPPLY AND SEWERAGE
Hot water is supplied from the heating unit through the heat exchanger; each flat is fitted with remotely readable cold water and hot water meters.

ELECTRICITY
Each apartment has a double-tariff electricity meter on the main board. Apartment wet rooms and entrance halls are equipped with recessed LED lights, and there are sockets on balconies. The meters are remotely readable.

COMMUNICATIONS AND TELEVISION
There are double telephone and data cable sockets, two in each living-room and one in each bedroom. A CAT6 cabled communications network will be installed to be connected to a communication provider’s network.

FIRE ALARM
A local smoke detector is to be mounted in each apartment.

BURGLAR ALARM
The cabling to be installed will allow each flat to be connected to a security company’s alarm system.

STRUCTURE

BUILDING TYPE – NEW BUILDING

Foundation, walls, ceilings, roof
The building’s bearing structures are to be erected on a reinforced concrete foundation. The exterior walls are laid with masonry units, which are covered with thermal insulation and wooden siding. The walls between the apartments are also laid with masonry units. Interior walls within apartments are painted gypsum board partition walls on metal frames and with mineral wool insulation. Floor slabs are made of hollow core slabs, to which a layer of mineral wool insulation for step noise prevention is added on top before the leveling concrete slab is poured over. The hip roof is covered with flat painted, rolled metal roofing.

Balconies, terraces
Each apartment has a balcony or a terrace.

Doors and windows
Apartment exterior doors are covered with stained wood veneer; door frames are covered with the same veneer as the door. Interior doors in the apartments are wood veneer plain doors.
Windows and balcony doors: triple glazing units in wood and aluminum frames.
Window reveals are finished with wooden panels painted in pastel hues. The main entrance door of each building features an individual solution.

BUILDING TYPE – PROTOTYPE BUILDING

In the buildings to be restored as prototypes, stairwells made of red brick are to be preserved. Exterior walls are laid of masonry units, which are covered with thermal insulation and wooden siding on the outside. The walls between the apartments are also laid with masonry units. Interior walls within apartments are painted gypsum board partition walls on metal frames and with mineral wool insulation. Floor slabs are made of hollow core slabs, to which a layer of mineral wool insulation for step noise prevention is added on top before the leveling concrete slab is poured over. The hip roof is covered with flat painted rolled metal roofing.

Balconies, terraces
The terraces in the courtyard on the first floor, as well as flower pots, stairs, and the ramp, are made of pressure-impregnated terrace board. The third floor features balconies overlooking the courtyard.

All doors and window are made of solid wood and of the appropriate style for the area. The exterior doors are paneled, which is appropriate for the area, and windows have double glazing units.
